Real Estate Marketing - How to Guarantee Your Marketing Is Effective

A common real estate marketing mistake I see in almost all agents advertising is that they don't plan their marketing properly. Many real estate agents make the mistake that the advertising they do is marketing. When in fact, advertising is only the tactical part of marketing. It's the how we communicate part.


Real estate marketing is most effective when you plan and apply a good strategy. How do you do that? Well before you advertise, you must make two very important strategic decisions. Who are you going to market to or who is your target market? And what do you want to say to them which is your marketing message.


The tactical part of marketing is the advertising itself. It's the media we use to communicate our message to the market. Most real estate marketing misses this completely. When done properly, your advertising will be much more effective. You can't create a good ad without knowing who your target market is. Likewise, you can't create a message to that market either.


Most real estate marketing skips over the first two parts and goes right to the media. Then you figure out what you want the ad to say. Not the best use of your adverting dollars. In fact, you can see a significant improvement in the response to your advertising as soon as you go about this in the proper order.


First identify your target market. Who do you specifically want to do business with? Next you will need to know the needs of that particular market so that you can craft a message specifically to them. Your message should be quite different if your target market is retired people as opposed to first time home buyers. They have very different needs.


Only after you have a market and a message, should you consider the type of media. This too can also be affected by the market you choose. If you are advertising a house for sale on a golf course, you will want to appeal to golfers. Golfers read different magazines than non golfers do. Can you begin to see how this works?


If you want to make a significant difference in your real estate marketing, always remember to develop the strategy first and then apply the tactics.
